
30A has some amazing homes that vary in price from under 300K to over 9 million. With such wide variations in prices, it is difficult to find the right home, second home or investment property on 30A. Initiating your 30A home search by a price bracket is a great place to start.
Many times our clients only look at price/sf versus a specific price bracket. Analyzing price/sf is a great approach when are looking a specific subdivision such as WaterColor or Seacrest Beach. We know that WaterColor homes on average sell in the $400/sf to $650/sf depending upon the age, location and upgrades in the home. Searching by a specific price bracket allows you to set realistic budgets and will help narrow down where you need to focus a property search. For example, if you would like to stay in the $500,000 to $600,000price bracket, homes in Rosemary Beach would not be a viable place to start looking. Once properties are identified, price/sf analysis is a critical step in a due diligence process to analyze where the property is priced compared to fair market value.
